Pricing
Your price starts with the comparable sales that actually match your home. Price per square foot is part of it (it matters more for new construction than for an older home), but it’s never the whole answer. If I haven’t seen your home yet, I’ll give you a range first and settle on a number after I walk through it.
Getting ready and getting seen
Before you list, I’ll tell you what’s worth fixing and what isn’t (usually less than you’d think). When something does need work, I have contractors I trust. Then I build the marketing around the buyer most likely to pay the most for your home.
Negotiation
From the first offer through inspection and closing, I’m prepared before we get to the table. That’s where most of your money is protected.
Buying and selling at the same time
It’s the hardest part of any move, whether you’re moving up or downsizing. Which comes first? What if your house sells before you’ve found the next one? We’ll map out the timing before you list, so you’re not carrying two houses or scrambling for somewhere to go.
